Live licence tenant problem

i given my one no room in nov 2010 on live licence basis and made aggrement on Rs100 stamp paper for 11 month.after 11 month he insist me to increase next 11month aggrement.and i do that but this time we made notari for aggrement.now in nov2012 his aggrement is over but he refuse to vacent room and send me lawyer notice that he paid me 300000/- Rs as deposite and i intentionally made 11 months contract in place of tenancy aggrement. an such other clauses. actually he pay me only 20,000/- as a security amount in 2010.
please help me to resolve problem.

contact a lawyer and reopply to legal notice . draw attention to leave and license agreement executed by him . if he refuses to vacae file eviction suit aginst him

If there is no mention of 3 lakh in leave and LICENSE AGREEMENT THEN HIS CASE IS FALSE.
I advise you to reply the notice through a lawyer and do intimate him about cancellation of this agreement and to vacate the premises within a period of next 15 days failing which to pay 5 times of the normal monthly agreed rate till next 6 months and 10 times till next 6 months and so on.

Your all soft options have been closed after completion of one year of first agreement.
It depends in which state you reside but TP ACT is central act and applicable to all.
Since other party has already contacted advocate you should have advice of better legal persons.
