A'S FATHER DIED MAKING A WILL WHEREIN HE TRANSFERRED HIS LAND FALLING IN LAL DORA IN PUNJAB IN THE NAM OF HIS SON. NOW SON WANTS TO TAKE LOAN FROM BANK BY MORTGAGING THE SAME BUT THE BANK IS ASKING TO GET THE SAME REGISTERED IN HIS NAME.
PLEASE GUIDE HOW CAN THE PROPERTY IS TRANSFERRED IN THE NAME OF HOLDER OF WILL IN CAE PROPERTY FALLING IN LAL DORA?
WHETHER MORTGAGED LOAN CAN BE AVAILED OF SUCH PROPERTY? IF SO WHAT IS THE PROCEDURE?

1)lal dora land is land abutting a village which is to be used for non agricultural purposes . no building permissions are required for construction on said land
2)did your father have lal dora certificate ?this certificate establishes that person is owner of particular land falling in abadi area of village .
3) for obtaining certificate you have to make an application to sub divisional magistare wherein your reside . the form must contain all deatils of the land , khasra number , name of owner supported by affidavit
4) the application is sent to lcal tehsildar for veriication and report . on basis of said report lal dora certificate is issued
