My maternal grandfather made a property in Delhi from his own sources.This propery was transferred to my grandmothers name in 1970 through registered will left by my grandfather .my grand mother have three daughters including my mother.she gifted this property by a registered gift deed in 2001 hence it was transferred in my name and I became the owner. recently my aunts got to know about this transaction and they are saying that they also have right in this property and they will take me to court to get their share.I want to know what is their legal standing in such situation.Have they got any right and claim after the property was lawfully gifted to me .

agree with mr shroff . since property was given to you by registered gift deed you are the absolute owner of the said property . your aunts have no claim on said property .

Thank you very much for your kind input.Further to this kindly advice ,i want to get into a colaboration aggrement with a builder .As per the agreement terms if any loss is caused to the builder due to any delay caused from my side i will be liable to compensate him of the damages .Now if i get into an colaboration agreement with this builder what are the chances that my aunts can get a stay from the court preventing me to proceed further with this redevelopment of my house .Kindly advice as i am in dilemma wheather to enter into an agreement or not?

dont agree on said clause . you either sell property on outright basis . if you want to neter into collaboration agreement then you should have a caluse . the developer has taken inspection of documents of title and has satisfied himself about the title of seller .
