have you received payment by cheque?
have you entered into agreement?
if document is not registered it is not your problem as buyer refuses to go in fr registartion .
protect your interest by entering into rpoper agreement and have it stamped .

Yes definitely that is a possibility. To remove such fear in your mind you may receive all the money in lieu of its possession in his favour but do execute at least an agreement for sale where the payment of full consideration amount and the delivery of possession would be mentioned.

in your agreement for receiving full consideration and for delivering the possession and also you mentioned that the vendor will register the house in his name or some one other on the recommendation of the vendee and all the expenses will be paid by the vendee so you don't worry about it you have no concern for this.
