Need to cancel purchae deed with builder

I have booked one bhk flat in pune.
but due to always chnagable mind of builder i don't want to go with him.
I have done the agreement with builder.
could u please suggest how can i cancelle that deed with least lose.

One can not and should not advance opinion over a question based on an agreement in writing of which one does not have privilege to EXAMINE PERSONALLY.

send legal notice to builder and thereby cancel said agreement .
