Nri power of attorney registration

Sir,
I would like to purchase the site in bangalore but owner in usa his father wants sell the property through notary gpa from usa

He says register in this gpa, when the owner comes do the register certification from registered office, i would like to know is it valid and what is the process.

1) U can do it
2) make MOU that it will be regd.
3) take possn if maximum payment is paid
4) take all previous title documents.
5)Friend it is very imp when u pay hard earn money. Pay some legal fee n complete the deal.

An NRI needs to sign the power of attorney before Indian consulate officer or a notary He would attest the signatures of executor.

In India POA has to be adjudicated.

When you are investing such a huge amount in purchase of property in posh locality of Bangalore (that too from a NRI)you are advised to spend few thousand of rupees and seek professional services of a local lawyer.

What is Notary GPA?
For any sale registered GPA is required. If he is NRI, he can channalize the GPA through Indian Consulate in USA and after receipt in India, it has to be registered with local Sub-Registrar by paying the stamp duty.
Rest I agree with the suggestion of expert Dr.Vasishta.

The GPA notarised by foreign notary too has to be registered with the local registrar's office for executing the sale deed through the GPA agent. Therefore it will be considered invalid when such GPA agent is trying to sell the property on the basis of unregistered power deed. Better not to venture into such disastrous adventure risking hard earned huge amount.
