dear all,
I want to purchase a resale flat located at vasai road (mumbai). the age of the property is 15 to 20 age. The onwer of the flat do not have the occupation certificate. Should i ignore this issue & buy the flat or it will create a problem for me in future if i buy this flat without OC. Also want to know how to resolve this issue & what all document i need to take care in purchasing a flat

you must get all original document from the previous owner, and one month notice to newspaper before buy, normally 12 years without disturb enjoying the property he will come adverse possession

Ask the seller to have a duplicate or attested copy of the possession certificate from the concerned office before you enter in the transaction for the flat. You can also check the original allotment record of the concerned office that made allotment originally to verify the genuineness of the owner of the flat.
