Definitely your mother has a share in it in accordance with Hindu Succession Act (if you are Hindus) and Mitakshara School Law (if you belong to Mitakshara School). Further details are to be known before offering your mother's determined share in the property like family tree and area of land.

When your mother's grandfather expired?
Whether he left any will?
How many legal heirs are there in the property?
Whether property of mother's grandfather been partitioned?
Whether father of your mother(your nana ji) alive?
Whether share of property has been mutated in the name of your nanaji?
How many legal heirs your nanaji has?

Discuss in detail with local lawyer.
