Limitation Act provides for 30 years for redemption suit, where as there is also Maxim, once mortgage is always mortgage, and it can be redeemed any time. Can some one please explain which one is correct, is there any limitation for Redemption of mortage or not?

Yes the redemption of mortage the limitation period is 30 years
