My father had purchased a flat in joint ownership with me. He is a first owner & I am co-owner. 3 months ago he passed away without making any nomination regarding said flat.
1. what will be my rights regarding said flat? & how I can become 100% owner of the said flat?
2.what is the procedure for making nomination in the name of myself, my mother & 1 brother for the said flat? please advice.

1. You can become its absolute owner only if other legal heirs of your father relinquish their share in your favour.
2. Talk to Secretary of the Society.

The share of your deceased father shall be equally inherited by you, your brother, your mother and your grand mother (if she is still alive) and if all other co-sharers do relinquish their share by way of a registered relinquishment deed before the registrar then only you can become its absolute owner.

as far as your second query is concerned you can make a nomination in respect of flat ony after you have become the owner of flat in society records . the nomination has to be approved by managing committee and entered in the nomination register
