Dear sir,
I have bought 1 pagdi room, The room was in the name of parties mother in laws name,Parties all relatives including Mother in law, Husband is not alived,
Now the landlord demanding 1/3rd of deal amount also wants transfer & registration amount of first party which is very big amount & I don't have that much amt, Pls guide me what should I do?

landlords point is correct make deed attornement and pay transfer fees and stamp duty if required

In the case of pugdi system, the tenats are statutory tenants and are regarded as monthly tenants. Strictly speaking transfer of such tenancies cannot be effected without the consent of the Land Lord. While agreeing for such transfer, the land lord is entitled to impose conditions including demand for premium for the transfer. You will have to negotiate with the LL and obtain his consent for the transfer; otherwise ur title is not complete and if occupy the property without his consent he may treat u as trespasser and take legal action for eviction from the property.
