Younger sister is also unmarried and leaving with parent’s house. Father is living but all property the name of mother. She transfers the property by gift dead.

And Mr. Tom, we are two sister only of our parents. My elder sister married and younger not married. Elder sister come back to parents home because of fight her husband. This is her second marriage and from first marriage she has son the 10 year old.

If the properties in the hands of your mother are self acquired and she has made gift in favour of her grand-son i.e. the son of your sister then there is no occasion
even with your mother to get back that ptoperty. Gift once made is final for ever.

In the given case your mother is absolute owner with right to do what ever she wishes or intends.
Advocate. Arunagiri (Expert) 28 January 2012
If the property is self acquired, she is having all such rights to gift it to any one.
