To purchase a old house around more than 15 years old from 2nd party who she is a widow has 2 sons and 2 daughters. The first party sold to her was a person get alloted by housing board 20 years back.
Please do advice the essential points to be considered in sale deed

Visit a local property lawyer,get deeds and title examined,put the facts you have for his consideration and obtain a written opinion.

check whether original title deed s are in possession of seller or not . whether property tax, electricity dues , water bills has been paid up to date . engage a lawyer to check whether title is clear and marketable . get sale deed drafted by a lawyer . insist on taking possession of property after making full payment and at time of registration of sale deed .

Get the title clearance report from your lawyer, sale deed should also be got vetted from him.
