Possession letter missing with seller

Hi. This is to request your kind opinion on a matter, and I will be deeply grateful to you for the same.

I am looking to buy a property (independent residential floor in gated society) at Gurgaon. It was purchased by two gentlemen from the original allotee and then transferred in the name of one of the two mentioned gentlemen. The issues are two:

1. They do not have the Possession Letter: the seller claims that is is lost, and that the builder is unable to issue a fresh one on account of the records being old (3-5 years)

2. They do not have the allotment letter and they claim that it was taken back by teh builder duringteh first re-sale and issues a Nomination Endorsement letter instead

Other document such as the Conveyance deed, receipts etc are in place.

Kindly advise me if I can proceed to buy the property in the absence of teh above two, especially the possession letter, and if yes, kindly guide me on the procedure.

get NO OBJECTION from builder on today's name
Get Affidavit who lost Possession letter.
In Ur Regd Agreement u must mention this fact
