I want to purchase resell flat in THANE.Owner is out of India. He has given POA to his father 4 year back.POA is not registered ( Which is required for property sell as per register office)
PL clarify followng querry/questions
1)what is detail process of preparing new POA
2) What is Adjudication of POA? How to do it?.
3)Can new Adjudicated POA get registered in register office by father in absence of son?

1. Such person settled in foreign has to go to Indian Embassy situated in that country and has to get it registered as if the same is being registered with the registrar of his area had he been in India.
2. It has already been replied in the answer at serial one.

Nither son is coming to india nor father is visitng to son country
What is the way out to prepare leagally acceptable POA to register sell deed on behalf of son at Thane( Maharashtra) register office and to collect home loan cheque final payment
