Power of attorney for execusion agreement

Dear Sir,
Please advise me on subject matter it would be a great help.
1. i am selling my flat which is in my mothers name , previously it was in joint name of my uncle and my mother, uncle passed away before 5 years, we had transferred the share certificate in name of my mother .legal heirs of my uncle ,1 my aunt and 2.her son and 3. daughter both married and they do not have any right or will not claim any right in future on the property. now the purchaser has taken a lone from bank , so the bank is asking for confirming parties agreement. and also daughter of my aunt will be traveling out of India at the time of executing the agreement , so can i ask from her POA in favor of my aunt.will it fulfill the demands of bank or she has to be physically present as confirming party.and what will be the cost of registration of POA.

get the agreement signed by daughter and regsitered before she leaves india . she cna also execute a sepcific power of attorney in favour of your aunt but the POa should be registered

Thank you Ajaysir for reply as buyer is talking loan from bank , bank has asked to give invaiting claim notice in
newspaper.while the process is on she has to leave india.please advise.

Registered POA will serve purpose. Let her talk with Bank, sign confirmation.
