I have 159 sqft private terrace attached to my flat. which has been covered by a cement sheet. we are planning for redevelopment of our society and we have few quotation from builder were he has offered me 33% of my private terrace which attached to my flat. under MCGM plan my it is mentioned that ” Add: covered terrace area” so i feel that my terrace area should be included in my flat area. if i am wrong then kindly let me know what should i get for the private terrace which has been attached to flat from the builder for redeveloping the society.

The carpet area is defined as usable area covered by four walls.The area as sanctioned in the original building plan, as living area and terrace area, will be legally available to you, however you have to discuss it with the builder to arrive at a mutual settlement.
