sir,
1. can challenge a unregistered will on the ground of false and fabricated ulterior design made on 1984, while no one is witness in will belongs to the executor address.
2. can challenge the will executed on 1984 on the ground of probate.
3. can a sales deed cancelled if sales deed made two time,

(a) Limitation period
(b) unchallenged "adverse" possession'
(c) The Will must be attested by at least two independent witnesses. Further The testator and the witnesses must sign in presence of each other. Every page of the Will must be signed by the Testator and preferably by the two witnesses also
2. How has the Registration of the Sale of the property been recorded by the Registrar on the authority of the Will which is not a legally valid Will.

It appears to be a very olde case way back 1984, your lawyer will be the best person to opine after seeing the relevant papers and discuss the issues.
