Properties different locations-can be register at one place?

Dear sir/madam ,
2 Home is in one district and other agriculture lands is in another one district .
including parents , we need to divide 3 parts among 2 brothers .
but all at once , at the same time in one place . means, can we legally divide and register the properties in any ONE of the district where we have properties .
as of now , we have all the properties in out parents name . please help us , thank you .

Yes - Collect the Valuation Certificate of the Property at other SRO place , make single Partition Deed attach the Valuation Certificate of other SRO Property , present the Partition Deed in any one of the SRO Offices where one property is there , enclosing the other SRO Property Valuation Certificate . The Registering SRO will enquire in the Records of other SRO and confirm and Register the Partition Deed and the Registring SRO Shall send a Memo of Transaction of the other SRO Property at his Office, to the SRO where the other Property is situated . Now it is becoming easy and shortly Registration from nay where in State is being considered .

Yes. You can after a mutual agreement between your brothers, your parents, and you, you can get the document prepared by a senior Document Writer or any lawyer who drafts the deeds. You can select in which place/district prefer to get the document registered. In the meantime, you can obtain the Market Value of the other property situated in another district through Mee-seva/e-Seva centers by paying a fee for it. Though you obtain the Value, the Sub Registrar officially gets approval for another property especially to know whether that property is prohibited or not including Market Value. After getting approval from that SR, your document will be registered.

Thank you sir , and may I know sir for partion dead we do not valuation certificate . Partion deed can be done in any district with our own draft ? Thank you

I contacted senior advocate however they still investigate it whether it is feasible or not since more than 15days to till date . so I'm here .

Go to a Sub Registrar Office and you will find a Document Writer and you can inquire for a senior one.

Yes, in terms of the provisions of Section 28 of the Registration Act, the partition deed could be registered at any of the SRO where one or more property is situated -
" 28. Place for registering documents relating to land.—Save as in this Part otherwise provided, every document mentioned in section 17, sub-section (1), clauses (a), (b), (c) (d) and (e), section 17, sub-section (2), insofar as such document affects immovable property, and section 18, clauses (a), (b), (c) and (cc), shall be presented for registration in the office of a Sub-Registrar within whose sub-district the whole or some portion of the property to which such document relates is situate."
