My father has a register will ..who is alive n is owner of the property ie ...of a flat for my sister ....1.what's the legal validity of it in case the current occupants ie my elder brother ..does not vacate it ...2. Do we need to get it registered in case there is problem in future or its good enough legal ground.thanks in anticipation.

Even unregistered will is valid.. but it is advisable to register the same to avoid future consequences.
secondly, the will shall be in effect only after the death of the maker and before his death it has no meaning.
After the death the beneficiary has every legal right to claim the property along with the title and possession.

Father can also get it vacated during his life time.

1.Real owner can get it vacated, beneficiary named in will has no rights till the person who wrote will is alive.

2. Unregistered will is also valid, however it is better to get it registered.
