i have purchase a land in dankuni in kolkata in 2010. i have get mutation of that land with 3 month also the registry is done . but when we are going to boundary the land . some one other party claim that he is purchase that land in 1990. he also get registered the land . but do not get done the mutation. what should i do please advice in this matter .

Fraud is staring at you.
Lodge police complaint under expert advise of your counsel and get hold of the seller before he disappears.
Usually the SRO sends a copy of sale deed to concerned revenue office/officer e.g. patwaari/e-fard patwaari for updation in mutation records.

If the claim of other party is right, he would be the true owner of the property. show all documents to local lawyer.

sir i have got the mutation of that land. is i am not the owner of land. can please tell about what is role of govt of west bengal registrar.

The entry in mutation record does not necessarily confer ownership.

Your title is defective. The person who purchased the property in 1990 can not be deprived of the property only because mutation was not entered in his favor.
