Purchase of flat by gpa

I am purchasing a flat in Hyderabad from a 'Mr.A' who is in USA he is sending a notarized GPA to his father to execute the sale. The flat was purchased in 2008 from the land owner cum builder by 'Mr. A' on a registered sale deed, but 'Mr. A' was represented by his father in that sale deed and SPA document as per sec 32A was attached with the Photo, finger prints and signature of the builder, 'Mr. A' and his father.
Is the registered sale deed done in 2008 between the 'land owner cum builder' and 'Mr.A' represented by his father legal ?
Should the GPA in which he is authorizing his father for the present sale be validated at the sub registrar or District registrar level ?
Can his father on basis of the GPA sign on all the pages of the sale deed or do I have to send it to USA to be signed by "Mr.A" before getting the deed registered ?

power of attorney in favour of father has to be registered then only father can sell the property on behalf of son .
contact a local lawyer . you cna easily afford legal fees when youare purchasing property worth in lakhs
