Purchase of land

Dear Sir,

I am planning to purchase land for construction of my house. I wanted to know the difference betwen

1. Agriculture land in residential zone
2. NA plots

I want to know how much we can construct on such land.

Another thing is there is a plot which is outside the muncipial corporation and comes under grampanchyat. The land is a agriculture land in residential zone and a future ring road is approved by the corporation, near by that land. In this case how much i can construct and what all things should i take care of for purchasing such land in village.

always buy NA plot . it is agricultural land which has been converted into non agricultural after obtaining permission . you cnanot buy agricultural land atleast in Mahrashtra unless you are an agriculturist

what will be the scenario if a agricultural land is in residence zone outside muncipal corporation area can we purchase and how much we can construct on it.

your mother can purchase said land as she is agriculturist .
check the title deeds . whether title is clear .engage a lawyer .
let him do due diligence and certify that title is clear and marketable then purchase it .
as far as query on how you can construct it would depnd on local laws

my mother is house wife she does not have any income, in that case how we make the payment. Or just transfer the funds in moms account and she will pay by cheque.

or my mom can purchase the land in joint name with my father and my father will make the payment.
