Purchase of na land

My father had 4 brothers and this five owned a peice of NA land in Raigad dist Maharashtra. Three of his brother has died and each of them who had died is survied by three chilrens and wife. I want to puchase this above said land. I wanted to know the corect procedure to carry out sale deed without any problem in future. Presently the 7/12 extract has got names of my father and his four brothers on it.

You must check revenue record whether mutation has been carried on in the name of legal heirs. If so then Purchase.

You have to get the sale deed / gift deed / relinquishment from Your father and your uncle who are alive for their share i.e. 1/5 each.

The expired uncles have four legal heirs each and all 12 person would sign the sale deed / gift deed / relinquishment deed in your favour for their 1/20 th share each.

A family settlement can also be got executed in the civil court which shall save your lot of money as the land has to get transferred within family.

Sir I am taking bank loan for purchase of this plot. The bank has asked for sale deed. Also I have check the mutation record with the revenue department. It is showing names of my three expired uncle.I was told by the cicle officer that an affidavit has to be filed by my three late uncles legal heirs and signed in front of the Tehsildar to add their names in the 7/12 extract any one of the member of expired uncles family must be present while signing and then only I can carry out sale deed with all of them my father and my living uncle.

contact a local lawyer .get mutation done of name of legal heirs in 7/12 extract . then only sale deed should be prepared . the legal heirs should sign relinquishment deed / gift deed in your favour
