I am interested in a property in North-West Delhi but the property transfer here is only through General Power of Attorney. What is the procedure for this and what precautions are to be taken for such deal ??

Property should be purchased through registered sale deed only.

If the GPA holder is possessing the original sale deed,Parent documents etc apply for EC and also you apply for the copy of documents with Registrar Office and confirm the genuinity.If every thing is fine there is no harm you could go ahead in the transaction.If you require more safety you could give a 15days public notice before completing the transactions.Generally GPA is given for various reasons and nothing illegal in it to get alarmed.This advise is given on the grounds the GPA holder is going to execute the sale deed in your favour.

it is practically not a sale. No transfe of title so even banks do not give loan on this.

If the GPA Holder is going to execute the sale deed you need not worry.It is Legal and applicable for all purposes.

Moreover sale through GPA was banned in 2011 by the SC. Later due to less revenue generation, it was allowed by Delhi Govt. What if the ban is reinstated after a new government is formed in Delhi.
