Querying for purchase of part property.

Dear Sir/Ma'am,
I want to purchase a part property (Duplex, size: 15x40), which was build with another duplex on a single plot (size: 30x40). I am taking loan for the same. The Loan officer asked the mother registry (which is the registry of the plot). The person from which I am taking duplex, have registry of duplex only not mother registry. Now the condition is:
1) The builder who sold both duplex saying he doesn't remember to whom he gave the mother registry.
2) The Owner of other duplex may be having mother registry but he is not giving/showing to me. (He says, "I owed 11,000/- to the builder, first you help me to take the money back then I will give registry to you. But when I agreed to give money he said I want 22,000/- now.")
My question to you is:
1) Can there be any problem in future because of that mother registry.
2) And when somebody has sold out a home (made as/on part property). After that home registry should be counted. Or in any case plot registry also has any role in any legal issue.

You can have the certified copy of the said deed from the registration office However unless you remove all doubts it is not safe to buy a property whose mother deed is not available. AN indemnity bond from the end of the seller can give you some protection.

Apply and get the certified copy of the link documents from registrar office.
Get all the documents scrutinized from your lawyer.

First apply for Non-Encumberance Certificate for 30 years. In that, you will see how the title passed over the years. Basing on that you can apply for certified copies. These are called link documents.

The parent document or mother deed is an essential document to be verified before purchasing any property, you have not done so, it is a lapse on your side, further another lapse is that you have not taken a legal opinion about your property from a lawyer, if taken he would have advised you about this and warned you about the hidden danger on such issues. Even now it is not late, consult a lawyer, take his opinion on further action and proceed as per his advise.
