My friend stays in society of 24 members. Earlier my friend’s society members & other society members were entered in to agreement with developer for redevelopment, but due to some dispute developer not started re-development work of his society but has completed redevelopment work of other society.
In this case landlord is ready to execute deemed conveyance with them. Queries are :
1.Can my friend’s society member file application for “Deemed Conveyance”. against that builder? Who are avoiding re-development work?
2.Or they first file civil / criminal suit against him? And then go for re-development work?

contact a local lawyer .
since builder has failed to comply with terms of agreement relating to redevlopment you can issue legalnotice to developer .
it would depend upon terms and conditions of your agreement . if builder has furnished bank guaarantee you cna take steps to encash the BG
