We are doing work on rental premises since 1985. But we are unable to find rent deed. we are paying rent @ Rs. 500 p.m. Our landlord lady was illiterate so we dont have receipt of it. On faith we use to pay rent in cash. Now that lady dies and her legal hier filed suit against us. we have old accounts in which we claim rs. 500 pm as rent. we also have receipts of house tax as evidence and sales tax registration also. 1.Now my question is whether rent deed is necessary for it because we are unable to find so old rent deed. 2. How much our case is strong as tenant 3. In practical life, how long these cases exist in courts. 4. Can owner get vacate property from tenants easily.

Pay current rent & obtain receipt. Get proof of your possession , residing, there for over last 15 years.
If at all LL demands receipt, reply by legal notice that it was paid by cash [in pr of a Witness]
LL cannot get it vacated, unless they prove their necessity, and your failure to pay rent

in event legal heir iissues you notice you cna state rent was paid in cash as landlady insisted on cash payment and as she was illiertae .
in most of pagdi cases rent receipt was only issued . rarely were agreement entered into earlier . eviction suit will take years to be disposed of

If you could prove the tenancy and rent then the agreement and receipt is not necessary.
However the documentary evidence has more value than oral evidence.
