I have taken a home loan from bank and have purchased land to be construction. The sale deed has been executed and it has been registered with my name. Later I noticed that my land measurements is incorrect in my sale deed and in actual land.
Yes I agree it was not verified thoroughly by me and builder. Now builder saying that we can go for rectification deed and need not inform the bank.
Please can anyone help me what is the procedure to correct in sale deed. The original sale deed document is with Bank.

Your Builder had advised Correctly and just follow his right advise.

If the land measurement has been shown less in the sale deed then the actual, you will have to get a rectification deed executed by builder. However, original sale deed shall have to be taken back from bank and produced before registering authority. If the land shown in the sale deed is more than actual, need not go for the rigors of getting original back from bank, production and presentation of the same before registering authority. Just leave it as it is.

I would suggest you to go in for rectification deed if permitted by the Registering Authority in your case with the consent of the BANK which would avoid all future complications. Different States adopt different norms for rectification and that is why you better consult them and then proceed with.

Yes. the registration of rectification to a previously registered document is very advisable for no future complications while enjoying the property. The builder may excute the rectification deed in your favour. it requires original document. and it is the best to inform the bank as there are variations in measurements. an immatirial error requires less stamp duty and material error requires more.

Make a recdtification deed and get it regd. You can give this doc also to Bank.

Yes , you can go ahead with Builder advise. What he says is right and Rectification Deed is require to do so.If the same is not done, you will land up in trouble in future for any conveyances.
