The Will shall not reflect in the encumbrance certificate of the property because the Will do not become a title document until and unless it becomes effective or enforceable and after that also the Will will not reflect in the encumbrance. The Will would be registered in the book IV of the registration department hence it will not find a place in the encumbrance certificate

I agree with the opinion and advise of experts. The will shall come into force only after death of testator, which is yet to be disclosed by "Anonymous" author of the query. Even otherwise, execution and registration of a will do not transfer title, hence it would not be a part of enumbrance.
Instead of repeating same story time and again, if you are not satisfied with the obligation (being FREE of cost) of experts, it would be appropriate to consult a local prudent lawyer with relevant records for proper analses of facts/ documents and professional advise. Whatsoever, repititon of same query is ridiculous and absurd.
