Regarding agreement to sell

Dear Sir,
I have purchased a flat made by Ghaziabad Development Authority from allotee and allotee have signed agreement to sell for this flat and agreement has notary only not been registered with court fee.
Can it is to be risky for me? can allotee take back this flat?
There is I have shown only Rs. 50,000/- as deposited by allotee to GDA 40,000/- and 10,000/- profit. Thereafter installments i shall deposit for 20 years, monthly.
Can it must be registered with court.

registration of sale agreement is advisable . tomorrow allottee may back out . if agreement is regd you can move court and seek appropriate reliefs .

It shall be good to get the transfer of the plot from GDA in the given facts as this is allowed and once it is re-allotted in your name, you need not to depend upon anyone. Long term agreements should be avoided for your benefit.
