Regarding land selling agreement

In the year of 2002 my father sign on land selling agreement document of 20 Rs/- stamp paper with the purchaser, but than after my father denied to selling the land. also my father did not take single money or any chaque or any bank transaction from/with purchaser. right now whole ownership of land, all legal documents of land on the name of my father.
Problem is that purchaser not wish to close this document, he not wish to close this agreement officially.
my question is that what way purchaser will disturb us during land selling with other party??
second question is any other way to solve this matter without making this court matter??
third question what is the valuation of 20 Rs/- stamp paper document after 10 year of agreement??
please give me valuable suggestion for above matter , any good option to solve above problem silently w/o making it complex..

more question is when we sell land with other party is it possible that person will make this court matter? is he put us in litigation?? in that case what we can do?
we did not want to make this court matter..

but any other option to settle down this matter without putting in legal ligation..purchaser not ready to close matter .
