(Querist) 11 May 2017 This query is : Resolved
Dear sir,

I have purchased a plot of 286(26 feet front and 11 feet depth) sq feet in U.P (GONDA District.). but by mistakes its direction changed in stamp paper of registry of plot and it is written (11 feet front and 26 feet depth.) how can it rectify and I have to pay stamp duty or not ? please reply as soon as possible.

It is a material alteration and hence requires stamp duty @ 4% for Rs.1000/-. The registration fee is Rs.100/-. however consult in local registrar office as the stamp duty and registration fee are vary from one state to another state.

Prepare rectification deed and present for registration along with vendor pay staples duty.

Stamp duty
Hitesh Laghnoja (Expert) 12 May 2017
Prepare Rectification Deed with Rs 100 Stamp duty.
if land measurement(Total Sq.mtr) unchanged then you dose not need to pay additional stamp duty.
