Regarding selling of property

Dear sir/madam

my question is the property which was in grandfather name he died long back and it was not transfered to anyone and not in will also..now to whom does it property belongs..???

my grandma she is planning to sell the property but without the rights of there children can it be sold../?? does she can take that property without registering
please suggest me in this matter

can it be divided to all the children

If your grandfather died intestate (without making Will) and according to Hindu Succession Act your father,your aunt if any and your grandmother have equal right.
