Regarding tenant eviction from commercial property

I have rented out a commercial property (Shop) for 3 years through contractual agreement. But tenant failed to pay the rents for several months within the due date agreed upon every month mentioned in agreement. Although he agreed to vacate the shop as his business is in loss. But after repeated promises , he didn't vacate and now threatening not to vacate the property at all. Eviction notice is also sent but he is not responding and not vacating. What can be done as per law?

You shall file an eviction suit in court by consulting a local lawyer.

You have to file eviction petition against tenant before Rent Tribunal/Civil Court on ground of default in payment of rent.
