my father purchased a flat at mumbai in the year 1977 (approximate year). The flat was purchased by availing of housing finance from his employers. subsequently, the loan was repaid and the property was released. Subsequently, it is observed that the agreement of sale is not available. The co-operative society has been formed since long. I have share certificate with me. I wish to know as to what should i do to obtain the title of deeds necessary as the link document. is there any draft document and what is the procedure for the same

Copy of sale agreement can be extracted and constructed by the Cooperative Society.

Forget the agreement of sale if U have the Registered Deed of sale.

Housing finance could not make available with out having proper document. So proper document should be there.It may be misplaced.You can file an application for the copy of the same to the registrar.

You have not stated that your father purchased the flat or he was original member of the Houising Society and Flat was allotted to him by the Society. Earlier for a member of a registered Housing Society, no Sale Deed was necessary and House (flat) can be alloted by the Society by issuing Allotment Letter and Sharte Certificate. In some States now Sale Deed is made compulsory e.g in Gujarat.
Please therfore check-up legal position in your State preferably by an Advocate.

u can apply at sub-registar office at mumbai with prescribed form with fees with detailed.
if it is registered u will get it. or
check revenue record mute entries ought to be there in your name from 30 years.so as per t.p. act u need not necessary to produce ur title .do not bother about that.
