Registered plot not being permissible for sale by narne estates

(Querist) 26 November 2011 This query is : Resolved
I bought a from narne Estates, plot no 33, block F, sector II, situated in survey no 24 of East City of Rangapur Village, Bibibnagar Nagar Mandal, Nargonda District, Andhra Pradesh in 1990.

The plot is registered in my name but to date I have been unable to sell it as the land is under dispute.

The builder continues to charge Rs. 1200 per year as maintenance charges for ensuring the security of the plot.

I am interested in sellling the plot so would like to know if I can sell it or is the land really under dispute. If I can sell it then what is the current price of it.

I am fed up of the endless wait and am desperately looking for legal advise on what should I do and how to recover my money.

I would appreciate all the help I can and if I need to go to court in this regard who can help me do so.

Thanks.

If you want to sell it then who is restraining you to sell it.
Since you have bought the land , you are supposed to know the price.
Since you did not divulge any information about the pending litigation it is difficult to comment on future complications of sale.

Narne estates East City is a huge property which has duped not just me but a huge number of people. The land over there was under dispute as it was believed to be under bhudaan and there were cases against them.

http://www.indianrealestateforum.com/hyderabad/t-narne-estates-east-city-10528.html would give you an idea of what I am talking.

Now I had a talk with Narne staff not once but a number of times and even 2 days back they said that now there is a new case so the land cannot be sold.

This all is going on for 20 years now and I am fed up and looking for proper advise.

The plot was bought in 1988 and since then this land has been under dispute. The goivernment had laid a claim saying it is bhudaan land and there was a case going on for years. The plot is registered under my name but when I contacted the builder he says that there is another fresh case going on and I cannot sell my plot. I am it seems only permitted to build a house there, which obviously I do not want to do. How can I sell my plot now?

Narne estate has been under a lot of dispute and many people have also said that he has sold the same plots to many buyers. Although I dont know if such is the case with my plot.

I just want to sell it and get out of this mess.
