What is the status of the subsequent sale deeds in the event of cancellation of earlier sale deed by mutual consent between the parties to the first sale, owing to discovery of wrongful title by the first seller???

you are entitled to sell the property . give clear title for sale of the property

its not merely a matter of cancellation by mutual consent.
the provisions of Registration Act and the State rules have to be complied with.
pls check with some local lawyer.

Mnay thanks Mr Kiran & Mr Ajay. By mutual consent, i meant also that the cancellation also happens through registration of the cancellation, and payment of necessary stamp duties.
In this case, the original seller noticed some anomalies in the title of the property that he sold to the first party, after the first buyer had effected a subsequent sale to a third party.
Now, by cancelling the first deed, what happens to the subsequent sale deed, as the subsequent seller does not hold the title to the property? As the first transaction has been voided, what would be the status of subsequent transactions? Thanks, in anticipation of a response.
