Hi,
I had purchased a property in year 2000. I paid the appropriate stamp duty at that time, but did not register property due to lack of knowledge. I have even got the Adjudication done in 2016.
I want to know if I can register the property now?
If yes, what is the process and procedure?
What would be the penalty and how it is calculated?

Too late. yOU CAN'T REGISTER NOW. Maximum PERMISSION TIME FOR REGISTRATION IS WITH PENALTY IS 8 MONTHS. Normal Time IS 4 MONTHS WITHOUT PENALTY FROM THE DATE OF EXECUTION. * MONTHS WITH PENALTY FROM THE DATE OF EXECUTION.If you appreciate this answer please click the thank you button on my profile.

The thing is, I am trying to sell this property. The purchaser wants the registration to be done.
He asked a Real Estate consultant, and he said that the registration can be done even now (which is new to me) and can be done by paying the difference of stamp duty at the prevailing market rate (along with some penalty).
Want to know if this is still possible ?

The registration, even if possible, is to be carried out by the seller.

I agree that registration is always done by the seller.
I just want to know if the registration is still possible or not (for a property purchased in year 2000 with stamp duty paid and duly adjudicated) ?

Registration of old deed not possible now. You can register it as on date if seller is traceable and ready to execute.
You can file case in court to get orders of specific performance.

Then tell me town ?
Then tell me whether person who sold you flat or property alive or dead ?
If dead whether you know where is his legal heirs are at present ?
Whether they are co operative to come to registration office ?

Town: Mulund, Mumbai
The person is alive but it is very difficult to trace him, as I do not have any contact of him with me now.
Not sure of his legal heirs.
What is the procedure that can be done if the person is not traceable?
and what is the procedure that can be done if I try hard and trace the person?
