registration of agreement

my father and 1 have purchased a property in mumbai on joint name back in 1996.the stamp duty of theis agreement has been paid,but it has not been registered.what is the validity and status of this agreement?can i register it now?if yes?what is the procedure?

Is it sale deed or sale agreement?

If it is a sale deed it should have been registered within 4 months from the date of execution, otherwise the deed is invalid.
