my neighbour purchased a house manglore tiled six rooms plinth area 1034 sft actually, but showing in registered saledeed less plinth area 510 sft and rcc roof building. it is mutated in muncipality with wrong description is this registration void

Registration will be valid for the actual area mentioned in the sale deed. The Purchaser will not have title for the rest of the area. The vendor may sell the remaining area to any other person of his choice and create problem to the present Purchaser.
