RELINQUESHMENT DEED

Please suggest the status of relinqueshment deed if it is unregistered ? is it totally in valid?

As per registration Act the deed which include the property value is more than Rs.100, the said document compulsory registered

It is invalid in the sense that you cannot use this deed as an evidence in any proceedings. If the parties ever choose to retract and litigate.
On submission of this deed as evidence it could get impounded. You may then have to pay a penalty and subsequently also register the deed.
