Bona fide commercial requirement of the landlord is a ground for eviction.

Tenant can be evicted on reasonable requirement ground if it has to prove, but it is lengthy process of laws.
H. S. Thukral (Expert) 31 May 2012
I don't agree that it is a lengthy process of law. If requirement is bonafide and there is no other suitable accommodation you can file eviction petition. This is applicable in case the rent control act applies. There is summary procedure for such petitions. If the lease is under TPA you have to terminate the lease and file suit for possession.
This is general information. The eviction petition as well as suit for possession requires skills for drafting therefore do take help of a lawyer.
