Rental agreement

We have taken a coomercial property on 5 years lease agreement which was not registered. the agreement is expired now.the landlord is not interested to renew the agreement, and we do not want to leave the premises.What can we do now. Will the law help us in this case.

Offer increased rent to land lord then he may renew said rent agreement.

Direct him to pay enhanced rent (as per market rate) or vacate premises and find results.
