Rental deed- deposit

Sir,
We have taken two Flats for our company Guest House purpose and executed Rental Deed (un registred) between Owners & our company on Rs.100 India Non Judicial Stamp Paper.We deposited Rs.150000/- towards Security Deposit.We have vacated the guest house and acknowledged prior notice before 30 days as per the agreement. We requested GH Owners to return the Deposit amount but they didn't return and we found that what they are mentioned their residential address is not traced physically.They do not reply our phone calls.
Please suggest us what action to be taken against them under Criminal Law or Civil Law?

Nothing but filing a suit of recovery is the remedy when they are not giving on their own.
