Rented property

What legal precaustion one should take while renting out a property (residential)other than signing an 11 months agreement?
Can Tenant claim the property right if he is leaving in the premises for years but every year agreement is signed in different members name of the tenant?

you must maintain rental agreement even same tenant also, you must renewal every 11 months once, the tenant could not claim property same time unnecessary disturbing.
