Requirement of documents for a contractor in construction business

Dear Sir,

May I know the requirement of documents for a contractor in the business of construction of houses (private).

1. Is PAN, labour licence, PF licence, Sales tax registration necessary or mandatory?

2. If one is in the business since about 10-15 years and having no PAN or any other document required, what are the consequences towards the owner of the house or towards the contractor?

I think mutual understanding between yours enough.. There no need that much formalities.. Even for your satisfied, you may confirm his experience.

Or if you like to bound your selfs legally mean just entered into an agreement for your construction. You may cleared about your's obligations. If any one failed mean you can seek remedy under specific performance suit..

1)if you have given contractor order to construct a house enter into detailed agreement to avodi legal hassles later on .
2)you will need his PAN no as you will have to deduct TDS at time of making payment .
3) in addition please ascertain whether he has taken out comprehensive insurance of his workers so that in event of any acciddent happening on site , you dont have to shoulder any liablility .
4) if contractor does not have any PAN card and you make him full payment you will be in trouble in case IT dept makes inquries .
