Resale flat document copy misuse

Hello,
I am onwer of flat for resale, recently a buyer has asked zerox copy of flat/property document for verification from his advocate, so far he has not retuned the same.
My query is that can anybody misuse the same? how to prevent the same?

Xerox copy of the property document furnished by you to your property purchaser does not constitute to 'document of title' to the said propery. Further, without any change in the title, favouring purchaser, he cannot cause any kind of transfer (as defined in the Transfer of Property Act )in favour of any one. Hence you need not worry, for return of it, in my opinion. You may send a letter to h(m to return the xerox copy within a week's time. You need not serve the letter though any advocate in this regard.

However to counter check you may obtain EC from Subregistrar's office and examine adverse comments if any about fraudulent transfers to satisfy your doubts.

Otherwise lots of cheaters have many means and ways to misuse it..
As such not to worry, however it is always possible for fraud & cheaters..

It is better to retrieve the photo copy of the title document from that person immediately to avoid any legal complication in the future in this regard.
