sub-letting is not permitted.
rather than wasting time and money in litigation, it will be better to seek permission of the landlord for the said purpose....the ultimate costs of litigation may come out to be higher than what you will earn by subletting.
otherwise the defence has to be suggested after knowing the entire facts of the case....there are no standard form of defences in any case...whatever u allege is required to be proved in the court.

Sub letting is now allowed and landlord will not give permission but there are clever ways to avoid this problem.

Make a sub-letting first and then see what your landlord do.
There will be two notices one for you and another for the sub-letted; if the landlord fails to give notice to either then the statutory compliance would not have been achieved and his case however strong will be defeated by the ARC.
Just do it.....

Get consent of the landlord.
