rights of a tenant

I am a tenant in guwahati assam. I have been a tenant in the same house for 30+ yrs. So as it is my rent is low. But oflate in the last 6 yrs my father has shifted to his flat and i ,wife and one child r still staying in the same place. The problem with the landlord is that he has already increased my rent a lot but still it is the lowest to all the tenants. So from few years he is creating situations for fighting. Like no keys has been given to us for terrace for cloths drying which is given to all others. Like wise parking problems created for me but privides others with parking covered. When confronted the landlord says your rent is less an vacate if u have a problem..

Also the land lord has not done any maintenance since long. When asked he says maintenance costs a lot of money.
The house is in sambles and i want to do maintenance but what if i have to vacate

Consult the lanlord before starting maintenance.Probably,the landlord might adjust part amount at rent.

You can issue a notice to the landlord, demanding to do the maintenance. You have to say that if the landlord is not doing the maintenance, you will do it and will deduct the same from the rent.

It seems that the landlord is adopting pressure tactics to get the premises vacated. If you accept these, he may search new methods to pressurise you.

Consult a local lawyer and issue legal notice. If no effect, file suit for not withdrawing the continued facilities you have been enjoying.

I agree with experts. The landlord wants to get the premises vacated, where he is right, you cannot enjoy the property in least rent for ever.
However,do you have any written rent agreement? If yes, it is for how much period and what is the rate of rent? How much amount can be increased in what span of period?
Show the document to a local lawyer and proceed as advised.

Please clarify:
1) Whether there is any rental agreement?
2) If so, who executed it?
3) If the agreement was executed showing your father as tenant, after his shifting whether the rental agreement is changed in your name?
4) whether the landlord is giving rent receipt or not. If he gives, in whose name?
In the absence of the above information, no proper guidance can be given to you.
At the same time, whether all other tenants have increased rent, why cannot you do that? Simply because you are residing for a long time, you cannot perpetually enjoy the property of others. Reasonableness from both sides is required. He is correct in saying that renovation requires lot of money. Why should he spend money allow you to continue in the house with lesser rent? If your property is in similar situation how do you feel?
